Hot water tank and home insurance in Quebec: when to replace it?
The short answer
There is no single age in Quebec: each insurer sets its own rule. Several ask for the hot water tank to be replaced after 10 years, others after 12, even if it works well. Otherwise, water damage it causes can be excluded from your policy. Find the year it was made on the rating plate, then read your policy.
Why insurers care
Giant says it in its own manual: sooner or later, every tank leaks. Insurers know it. According to Radio-Canada's La facture and iA Financial Group, water damage is the leading cause of home insurance claims in Quebec.
A tank holding 180 to 280 litres emptying into a finished basement is a claim insurers would rather avoid. Hence the maximum age written into many policies.
What insurers ask for
The rule varies from one insurer to the next, and it can change over time. Here is what five public pages said when we checked them on September 27, 2026.

This is published advice. The rule that applies to you is written in your policy: if it is unclear, call your insurer.
Does insurance pay for the hot water tank?
At The Personal, no: the item that caused the damage is not covered, only the damage that results from it. The tank that leaked is replaced at your expense. Check what your own policy says.
Damage from a sudden leak, on the other hand, can be covered, at The Personal as at Desjardins, unless the tank was excluded from the policy because of its age. That is where age becomes a money question.

Find the age on the rating plate
Two minutes, a flashlight and your phone.
Find the rating plate
It is the manufacturer's label on the tank itself. It shows the model, the serial number and the voltage. According to iA, it is the plate that tells you when the tank was made.
Take a photo of it
Up close, with the flash if the basement is dark. The photo will serve for your insurer and for a quote, and it saves you another trip downstairs.
Read the date, or ask the manufacturer
If the date is not printed plainly, write down the serial number. For a Giant, the manufacturer's website has a page where you enter that number to see the model and the manufacture date. For another brand, call the manufacturer with the serial number in hand.
Ask which date counts
The date on the plate is the manufacture date, which comes before installation. Ask your insurer which date they count from, and keep the installation invoice if you have it.
If your insurer writes to you
According to iA, insurers generally send a letter when the hot water tank is nearing the end of its useful life. If it is not replaced before the next renewal, water damage caused by the tank is excluded from coverage, and a second letter mentions the exclusion rider. La facture described the same mechanism in 2017.
When the letter arrives, look for the required age, the deadline and the proof they want. If one is missing, call your insurer before you shop around.
Once the tank is replaced, let your insurer know, as iA recommends. Keep the invoice: it is the simplest proof of the installation date.
Replace it before the deadline
A hot water tank that still works lets you pick the day and the size. One that springs a leak picks its own moment.
Intact puts it plainly: as tanks age, the risk of leaks, sediment problems and catastrophic failure goes up, hence its advice to replace pre-emptively around the 10-year mark.
Some signs will not wait for your renewal date. iA and Desjardins name reddish hot water, moisture on the outside of the tank, rust at the bottom of the tank and seepage.

When to call a professional
When your tank reaches the age your insurer asks for, when a letter gives you a deadline, or as soon as it shows rust or moisture at the base. In that last case, do not wait for the letter.
