Owners of plexes and rental buildings

In a duplex, a triplex or a rental building, each unit often has its own hot water tank, in a closet or a laundry room. When one gives out, that's a tenant with no hot water, and sometimes a ceiling to keep an eye on in the unit below.

An owner needs three things: a fast price, an appointment the tenant can make, and hot water the same day. Your price comes back in under an hour from a photo, and the replacement happens the same day, with a Giant 40 or 60 gallon.

Several hot water tanks in one day

Tanks installed the same year tend to age together. When the first one gives out, the others are usually not far behind. We can replace them one after another, on the same day.

We replace 6 to 10 of them a day.

Send a photo of each tank's rating plate with the unit number, and you get one price for the lot. We plan the order of the units with you, starting with the one that has no hot water.

    Letting tenants know

For planned work, Éducaloi notes that the owner gives the tenant at least 24 hours' notice, verbally or in writing, and that the work happens between 7 a.m. and 7 p.m. In an emergency, such as a leaking hot water tank, those conditions don't apply.

For a day covering several units, tell each tenant which day is planned, and that they'll be without hot water while their tank is replaced and for a while after, as the new tank heats up.

Your tenants have no hot water

A tenant with no hot water is one more phone call every hour that goes by. We pick up 24/7, and we replace the tank the same day.

Meanwhile, if there's a leak, the tenant can switch off the tank's breaker and close the cold water valve above the tank. The steps are on the emergency page. If there's no leak, the no hot water guide helps them check the breaker before you drive over.

If the tank is still sound, a failed element or thermostat can be repaired. See electric hot water tank repair.

Businesses: 40 and 60 gallon hot water tanks

An office, a shop, a salon, a service counter: plenty of businesses run on an electric 40 or 60 gallon hot water tank. Those we replace and repair, 24/7, so the hot water is there when you open.

Our sizes: 40 and 60 gallon, electric, Giant, and 80 or 100 gallon on request. For a gas water heater or a tankless system, you'll need another installer, and we'll tell you so on the first call.

    One price for several units

For a building, the quote works the same way as for a house, only bigger: a photo of the rating plate and the tank in each unit, each unit number and the building's address. Your price comes back in under an hour, even for several units.

You get one price for the whole building.

Payment is made in a single instalment. Send your photos from the quote page, or call to talk it through.

    Rental buildings and businesses: questions

Can you replace the hot water tanks in several units on the same day?

Yes, one after another, on the same day. Count on 6 to 10 tanks a day. Send M. Chauffe-Eau GL a photo of each tank's rating plate to get one price for the lot.

Do I have to tell my tenants before replacing their hot water tank?

For planned work, yes. According to Éducaloi, the owner gives the tenant at least 24 hours' notice, verbally or in writing, and the work happens between 7 a.m. and 7 p.m. In an emergency, such as a leaking hot water tank, those conditions don't apply.

Do you install commercial tanks larger than 60 gallon?

On request, yes: besides the Giant 40 and 60 gallon, M. Chauffe-Eau GL installs 80 and 100 gallon electric hot water tanks. For a gas water heater or a tankless system, you'll need another installer.

Can you bill each unit separately?

No. Billing is per building, with one price for the lot. Payment is made in a single instalment.

A tenant has no hot water tonight. Do you come out at night?

    M. Chauffe-Eau GL picks up 24/7, nights, weekends and holidays, and replaces the tank the same day, in Montreal, in Laval, on the North Shore and on the South Shore. All four areas are covered at night, at the same rate as the day.

Do you also repair the hot water tanks in a building?

Yes. If the tank is still sound, we repair it, and the tenant has hot water again. If the tank itself leaks, it gets replaced the same day.
