He knows hot water tanks inside out
A hot water tank almost always warns you before it quits. These are the six signs we check first, and the part each one comes from.
PartTank
Water or rust at the bottom of the tank usually means the tank itself is leaking. Switch off its breaker, close the cold water valve, then call.

PartLower element
On an electric tank it's usually an element or a thermostat. That's a repair, as long as the tank itself is still sound.
PartSediment
Scale and sediment build up at the bottom. Water heating underneath makes the layer crack and pop.
PartAnode rod
Brown water on the hot side only points inside the tank: the anode rod is spent and the tank has started to rust.
PartAnode rod
Bacteria in the water react with the anode rod and give off sulphur. It can often be fixed without replacing the tank.
PartRating plate
The year it was made is on the rating plate. Several insurers ask for replacement after 10 to 12 years, even if it still works. Check your policy.
Send a photo of the rating plate and the tank. We'll get back to you with a price in under an hour.
